So when we had our house built, we didn't have the basement finished. We didn't think it was something that was needed right away. Fast forward a few years later and we still don't need a finished basement, but we decided it was something that we wanted to pursue. The basement is the first thing that you see when you go into our house from the garage, since it is an integral garage. We hired the same contractors that built our deck to build our basement because they are a great group of guys, and they have done an awesome job with the basement as well. Since we took on this project on our own, we've been able to customize the layout which is really awesome along with not being limited on our flooring, vanity, wiring, and fixture choices. Our vision was a theater room with a projector/home theater seating and a finished bathroom, along with a separate room in the back of the basement. It is just about completed, so I will be posting updated pictures in the next few days. For now, here are some pictures that I've taken on the journey to having the basement finished. Hey all! I have not posted in quite a while, and now we are coming up on one year already that we've been at the Oakmont! It has been absolutely wonderful! We recently had a deck added on. The deck was purchased through Lowe's who designed it with us and ordered the materials, and then they hired a contractor who built it. They did an amazing job. I've posted some pictures below. It is made of TimberTech composite decking with white railings and black aluminum balusters. We've been spending a ton of time out on the deck during this very hot season. I hope everyone had a great summer!
We are very happy to post that we closed on Friday 10/10 and have spent two nights in the house so far! We still have a garage/basement full of things to unpack and set up, but we've made a lot of progress in just 3 days. My dad (Ron), brother (Brandon), uncles (Rich & Mark), and preacher from our church (Richard) were a tremendous help in getting everything moved out of our old house into the new place. We couldn't have done it without them. Also, my mom (Patti) and dad put us up at their house for over a week in between selling our old house and moving into the new place, and that was another HUGE help - thank you! We hired movers to carry our heavy furniture since we are dealing with two flights of stairs. They managed to get all of our furniture in place in only about 2 hours. My husband has been amazing working around the clock building furniture, mounting the tv to the wall, unpacking, sealing grout in the bathrooms, etc. We've got some pictures of the progress so far with setting everything up. Happy Friday all! We are exactly one week away from our scheduled closing date on the Oakmont. Today we made a visit and saw lots of exciting finishing touches. The lawn was planted and landscaping finished. Inside they've begun to clean and fine tune everything, and outside they've added the sidewalk, front door trim, and railing to the front door. We are very blessed and happy with the way this whole process has gone and looking forward to family and friends making great memories with us at the Oakmont. Check back next week for another post! We made a stop at the house this evening and found that the carpeting has been installed along with the toilets and most of the faucets. They're also starting on the final touches to the exterior of the house (steps leading to and railing around the front door). Everything looks great and we are getting close! Our pictures today are of the carpet and kitchen faucet. We have a few updates for today! The kitchen countertops have been installed - the granite is called "Santa Cecilia." They also have all of the recessed lighting and light fixtures in and able to turn on finally! All tiling is complete and the last flooring we are waiting on is the carpet. If all goes smoothly, our final walk through is two weeks from today. Stay tuned for more updates! We stopped at the Oakmont today with my grandparents, Bill and Jacque. We gave them the tour and had a great time! The tile is in the bathrooms (they were grouting while we were there - you can see the master bathroom tub/shower haven't been grouted yet) and the fireplace mantel/granite were installed. The driveway is also done. Day by day we continue to see progress! The hardwood flooring was installed today - it is Armstrong "Northern Maple - Rich Brown." The installers covered it in cardboard to protect it. From what we could see, it looks great! On the main level, all rooms have hardwood floors except for the study and the family room (we chose carpet for those rooms). The kitchen cabinets, island, and bathroom vanities were also installed along with the banister going upstairs. If all goes as planned, the house should be completely done in about 3 weeks. In that time we should see progress with bathroom tile, carpet, door and bathroom hardware, countertops, light fixtures, appliances, outdoor railing, steps, landscaping, and a nice cleaning job! Hey all! I had a work event today near the Oakmont so I drove by to see what has changed since we were there on Friday. I could see inside there is now paint on the walls, doors installed, and the railing going upstairs. I couldn't go in because there were people working away in there. From the outside, the paint around the front door is a new update along with the block wall to the left of the garage. Hopefully we can post some updated pics of the interior soon! Today at the Oakmont we found the garage full of huge boxes which contained cabinets, vanities, trim, a mailbox, etc. We met Jose who was still there stamping the ceiling and he's been working on the drywall. He's doing a great job. Painting should begin early next week so that they can start installing everything that is sitting out in the garage. Things are starting to come together!🏡 There has been substantial progress on the house since our last post. As of today, the siding is finished, shutters are up, and exterior trim installed. It really dresses up the house. Ryan Homes has a group of designers that put together color schemes to guide the buyer, but it's ultimately up to the buyer to choose everything. It was hard to imagine everything as we were picking things out, but we are very happy with the choices now that it's put together! Inside they are still working away at the drywall and making progress toward our tentative close date of October 10th. Stay tuned.
We stopped by the house today and the brick was complete! If you look close, you'll see the house number is also in the picture to the right of the front door. We are waiting for the siding and the shutters to go on along with the exterior trim work. Inside they are plugging away at drywall and then once walls are finished and painted we'll see cabinets, vanities, flooring, etc. I will continue to post as I have updates!
Have a nice Friday and a great weekend! It was a very productive day at the Oakmont. The brick is now almost all the way to the top of the house, it should be done by tomorrow. The almond color garage door is on, and we are very glad we went with the almond option! It looks great. After the shock of how much they got done outside today, we went inside and were blown away to find walls on every room of the house. Now all of the rooms are separated by walls and the floor plan is coming to life! Sorry for the overwhelming number of posts, things are just coming together so quickly.
Happy Labor Day! Ryan is home from his trip to visit family so we went to the house together today to see what has progressed inside. The walls are all insulated and upstairs even has some drywall and all of the ceilings hung. The rest of the drywall is staged in the house ready to go. The fireplace and garage door were also installed and as you can see in previous posts, the brick is coming along. Our project manager is really on the ball with keeping everything moving and organized. We are back to work tomorrow and will post again soon. Have a great week!
Brick update 8/31
The pre-drywall meeting went very well. We met with our project manager and made sure all cable outlets, ceiling fan rough ins, and recessed light receptacles were in the right spots, and had the chance to ask a ton of questions before signing off on the meeting. We also got a last look at all of the framing before the drywall process begins. The master bathroom soaking tub and shower, along with the upstairs spare bathroom tub/shower combination were all in place. The water lines were all in as well as the HVAC/ductwork. While we were there we met the gentleman that would be insulating the basement as soon as we left - he drove the large white truck in the driveway. The brick was delivered and it should be on the house by the end of next week. Will post some new pics soon - thanks for stopping by!Before I get into the house update, this weekend we will be celebrating my grandmother Jacque's 80th birthday, which falls on August 26th. Happy Birthday Nana! We love you! We were at the house yesterday evening to meet with our Guardian representative, Eddie. He is awesome and very patient as we chose where we'd like our cable outlets and security system keypads/sensors to go. Guardian will begin wiring for cable and the security system next week. Our pre-drywall meeting is scheduled for August 27th. Things look great in the interior of the home - framing finished, basement floor poured and basement stairs finally in, floors cleaned up, roof on, windows in, and our duct/HVAC supplies along with bathroom fixtures (soaking tub/shower) are stashed in the basement and ready to be placed. The next update should be after our pre-drywall meeting and then we'll get to start posting some pictures of drywall going on, along with brick/siding/shutters/landscaping. Have a great weekend! Happy Monday! The peaks made it onto the house today and the basement floor was poured. We left the house at around 5:30 pm and the framers were still there working. It was a little bit scary to see them walking so freely on top of the roof - no harness or anything. A nail gun fell all the way from the roof to the driveway while we were there. Boy am I glad that's all that fell! Here's to hoping those guys are careful and safe while they are up there working. We'll post another update soon!
We showed up today to find HUGE PROGRESS on our Oakmont. My dad, Ron, husband Ryan, and I couldn't believe how much things have come along in the past four days. It was awesome to go into the house today and walk through rooms that will eventually be our finished kitchen, family room, bedrooms, bathrooms, closets, etc. We went upstairs and the house seems to sit so high! The builders really worked hard this week and we were impressed and grateful. Our project manager anticipates the basement floor being poured and peaks/roof put on early next week, followed by mechanical work. Cross your fingers for some nice weather next week! *Below is our family room/where the fireplace eventually will be*
Today was a very productive day for how rainy it was. We stopped by our home site to find that the beams have been set in place and floor joists are being installed. This was some great progress, and with a little luck and a break in the rain we should have what resembles a house soon. We will update you soon on this week's progress!
The lumber has officially arrived! There are also doors and windows in the pile. It is amazing how the whole house is here now ready to be put together - the process is so efficient. Framing should commence by the end of the week. They also cleared out a few trees to give us a bigger back yard....more grass cutting for the husband! Things are looking good and will post more soon!
We didn't make it to the home site this weekend, but my sister's puppy, Bella, did. We found out through their picture that the rough ins for the basement plumbing are in as well as some more piping. Will post another update very soon (hopefully with lumber as expected)! Have a great week everybody!
Hey all! The pictures should get more exciting hopefully soon! If you look closely you can see the pretty neighborhood in the background. This is the last update of the week. The forms were removed and we got a nice look at the foundation today. If all goes smoothly, framing will begin next week. Bring on the lumber!
Ryan Homes continues to amaze us with how quickly our home is progressing. My husband received a call from our project manager who said that the foundation was poured today. We headed over to our new neighborhood to get some snapshots of the foundation. It is curing and the forms should be out within a day or two. By next week there should be lumber at our lot and our house will begin to take shape quickly. We've had some rainy weather these past few days but the builders haven't missed a beat. We're looking forward to posting our next entry - stay tuned for pictures of the beginning of the framing! |
